Finding the perfect home on the Monterey Peninsula is an exciting journey. At Bluhm and Company, we strive to make the transition into your new rental as transparent and efficient as possible.

The local rental market moves quickly, so being prepared is your greatest advantage. Here is a step-by-step guide to our application process and what you can expect along the way.


Phase 1: Submitting a Standout Application

A successful application starts with attention to detail. Before you hit “submit,” ensure you have completed the following:

  • Read All Instructions: Every property may have unique requirements. Review the listing thoroughly.
  • Gather Income Documentation: Have your recent pay stubs, tax returns, or bank statements ready to upload.
  • Verify Contact Info: Reach out to your prior landlords ahead of time. Let them know to expect a reference request from us so they can respond promptly.

Phase 2: How We Qualify Applicants

We look at the “big picture” to ensure a great fit for both the resident and the property owner. Our standard criteria include:

  • Income Verification: Generally, we look for a gross household income that meets a specific ratio relative to the rent.
  • Credit Scores: We review credit reports for a history of financial responsibility.
  • Background Checks: This includes a standard review of rental history and public records.

Phase 3: The Review Timeline

Completeness is the key to speed. We process applications in the order they are received in full. If information is missing, your application may be bypassed for a complete one.

Pro Tip: Monitor your email closely once you apply. Our team may reach out with follow-up questions. A prompt reply (within a few hours) can be the difference between securing the home or missing out.

Phase 4: Receiving the Offer

Congratulations! If your application is approved, the process moves quickly to ensure you can start planning your move. Because the Monterey Peninsula market is highly competitive, we operate on a strict timeline to be fair to all applicants and our property owners.

  1. The Verbal Acceptance (24-Hour Window): Once we extend an offer to you, you have 24 hours to provide a verbal acceptance. This confirms your intent to rent the property. If we do not receive a confirmation within this window, we will move to the next qualified applicant in line.
  2. Setting Your Move-In Date: At the time of your verbal acceptance, you must provide your lease start (move-in) date. To ensure a smooth transition, your lease start date must be within two weeks of being offered the property.
  3. Lease Execution (48-Hour Window): Once you have verbally accepted the offer and we have agreed upon a move-in date, we will send your digital lease agreement. You will have 48 hours to review and sign the document. We encourage you to read the terms thoroughly during this time to ensure you are comfortable with all residency guidelines.

Phase 5: Preparing for Move-In

Once your lease is signed and your move-in date is set, it is time to handle the final logistics. Please complete these steps promptly to ensure there are no delays on your move-in day.

  • Secure Renters Insurance: Proof of a valid renters insurance policy is required prior to your move-in date. This protects your personal belongings and provides liability coverage, giving both you and the property owner peace of mind.
  • Transfer Utilities: You are responsible for transferring all relevant utilities (such as PG&E, California American Water, and trash service) into your name effective as of your lease start date. Refer to your lease for the exact utilities to put into your name.
  • Finalize Move-In Costs: All initial move-in funds—including the security deposit and first month’s rent—must be paid via cashier’s check or money order. We cannot accept cash, personal checks or electronic transfers for these initial costs.
  • Key Pickup: You may pick up your keys at our office on your scheduled move-in date. Please note: Keys will not be released under any circumstances until all move-in costs have been paid in full and proof of insurance has been verified.

Navigating Roadblocks: Declined or Canceled Applications

Sometimes, an application doesn’t meet our initial criteria. This isn’t always the end of the road.

  • If Declined for Financial Reasons: You may be able to strengthen your application and reapply by disclosing additional sources of income, showing proof of significant reserve funds, or providing a qualified guarantor.
  • If Canceled due to Incomplete Information: Applications are typically canceled due to missing information or a lack of response. You are always welcome to reapply once you have gathered the necessary documentation or are ready to communicate promptly with our team.
