1. Financial Stability: Income & Reserves
We look for tenants who demonstrate the financial health necessary to enjoy life on the coast without undue strain. Our requirements are based on two primary metrics: your monthly gross income and your liquid financial cushions.
- Gross Monthly Income: Applicants should ideally earn three times (3x) the monthly rent or more.
- Financial Reserves: We look for verifiable liquid savings (checking, savings, or money market) equal to at least five times (5x) the monthly rent.

2. Credit Excellence & Background Screening
As a leader in Monterey property management, we maintain high standards to protect our property owners and the integrity of our communities.
- Credit Score: A score of 700 or higher is generally required. We look for a consistent history of on-time payments and financial responsibility.
- Comprehensive Background Check: Every adult applicant (18+) undergoes a screening that includes a national eviction search, a criminal background check (in compliance with California and Federal Fair Housing laws), and residency verification from previous landlords.
3. Housing Assistance & Vouchers
We welcome applicants participating in the Housing Choice Voucher Program (Section 8) and other subsidy programs. In accordance with California law:
- Income Evaluation: For voucher recipients, our 3x income requirement is calculated based only on the tenant’s portion of the rent, rather than the total contract rent.

4. Pets and Animals
While we appreciate our four-legged neighbors, pet policies vary by property and owner preference.
- Approval: Pets are not always accepted. Please check the specific listing details for each home.
- Restrictions: Due to insurance limitations, certain breeds may be excluded.
- Costs: If a pet is approved, it usually requires an increase in monthly rent and an increased security deposit.
5. Using a Guarantor
If an applicant does not personally meet the financial minimums regarding income or savings, we may consider a Guarantor. A guarantor is a third party who co-signs the lease and assumes full legal responsibility for the rent.
To ensure the security of the lease, a guarantor must meet significantly higher financial benchmarks:
- Credit Score: Must maintain a score of 700 or higher.
- Income: Must demonstrate a gross monthly income of at least six times (6x) the monthly rent.
- Substantial Reserves: A guarantor must show verifiable liquid savings of at least ten times (10x) the monthly rent.
