Smooth Move-Out: Key Steps for Tenants

Moving out can be a hectic process, but with the right preparation, you can ensure a smooth transition and maximize your chances of getting your security deposit back. Here are some essential tips and instructions to help you navigate your move-out process effectively.

  1. Return All Keys and Remotes
    All keys and remotes for your unit must be returned to our office by 5 PM on your last day. If your move-out date falls on a weekend or holiday, please use our dropbox, located on the left wall of the main stairs leading to our office. Don’t forget to send us an email once you’ve dropped off the keys. Do not leave your keys in the unit; you will be charged prorated rent for each day we do not have all the keys and remotes.
  2. Schedule Your Pre-Move Out Walkthrough
    To avoid last-minute issues, schedule your optional pre-move out walkthrough as soon as possible. We cannot guarantee availability for last-minute appointments. Note that tenants are not present during the final walkthrough, and we cannot allow re-entry into the unit after keys are returned.
  3. Complete Cleaning and Repairs Before Your Last Day
    Ensure all cleaning, carpet cleaning, and repairs are completed before your last day. We cannot check out a key to a vendor on your behalf. If you leave your keys with a vendor, you will be charged prorated rent for each day after your move-out date that the keys are not returned.
  4. Cancel Utilities and Set Up Mail Forwarding
    Remember to cancel all utilities you pay for and set up mail forwarding. We are not responsible for forwarding your mail or any extra charges on utilities. Provide your new mailing address to the office as soon as possible to avoid delays in receiving your security deposit refund.
  5. Dispose of Items Considerately
    Be considerate of your neighbors when disposing of items. Do not place items in your neighbor’s trash can or leave them around the property. Ensure your trash cans are emptied and put away (or arranged for collection) by your last day. Any items left behind will be hauled away at your expense.
  6. Common Cleaning Mistakes to Avoid
    Avoid these common cleaning mistakes to ensure a smooth move-out process:
    • Blinds: Clean the blinds thoroughly. Hiring a cleaning person for this costs a minimum of $100.
    • Lightbulbs: Replace any burnt-out lightbulbs. A handyman visit for this costs a minimum of $75.
    • Wall Patching: Do not leave holes, screws, or nails in the walls. Poor patching jobs can cost a minimum of $150 for a painter to fix. Use the correct color and paint finish.
    • Cabinets and Appliances: Clean all cabinets, drawers, and appliances (inside the oven, fridge, etc.). A cleaning person costs a minimum of $100.
    • Leftover Items: Do not leave toilet paper, cleaning supplies, or other items. The unit should be ready for the next tenant.
    • Smoke or CO Alarms: Do not remove these alarms. Replacing them costs over $100.
    • Carpet Cleaning: Carpets must be professionally cleaned, and a receipt provided. Store rental machines are not acceptable.
    • Garbage Bins: Ensure garbage bins are emptied before moving out. Any trash left will be hauled away at your expense.
  7. Final Checklist
    Review the move-out checklist provided when you gave your written notice. Avoiding the mistakes listed above will help ensure a smooth process and increase the likelihood of receiving your full security deposit back.
